How to take advantage of possible recession?

A lot of people are just worried about a recession coming. But nobody is talking about how to take advantage of it in the real estate world? What do you think?

As a long-term holder of assets, I look at recessions as a buying opportunity. Yeah, my tech stock holdings have taken a beating, but I will probably start buying some more later this year. 

I know that some folks here have never been through a down-cycle and so it's difficult to imagine real estate prices dropping. But real estate market resets are inevitable and always happen which will also provide additional buying opportunities. I don't expect anything like what happened in 2006 as that was truly an anomaly. That kind of once-in-a-lifetime buying opportunity will probably never happen again while I'm alive, but a buyer's market will eventually surface. Best way to take advantage of that is to be ready and be capitalized enough to pull the trigger when you find the right deal.
