No you don't have to set up your exchange before you go under contract for your sale. You do have to have a QI involved prior to the closing of your sale, we recommend starting the exchange process as soon as you go under contract for the sale of your property.

It's based on the closing date of the property you're selling. It is definitely time to be talking with a QI.

No but you should have some closing and flexible closing time to be able to identify that next property.
