Has anyone started to see prices come down?

Hi all. I am looking for good investment properties and in my area it's really hard to find positive cash flow (Central Jersey). So I've been looking out of state, mainly in Texas and Florida. Has anyone noticed prices coming down in their area? What are the good up and coming areas to look into?

I can’t speak for every market, but Austin, Texas is seeing many price decreases. This is the market where you buy under list price.

We are in a lag right now.  Interest rates went up very quickly and prices have just started to adjust but I also don't think its going to move as much as people think.  As prices drop a little you will see rates come down a little which will fight the downward trend. I would imagine you need to find a slightly run-down property that has value add potential during the reno.

All the time. Mostly not because of the market but poor listings prices.

Yes and some lenders are reducing LTV by 5% when appraisal indicates subject property is in a declining market.

Prices are down from peak 10-25% in my market, depending on the product and sub-market.

And listings are still sitting on the market, not selling.

Have you thought about short term rentals? With home prices, good cap rates are difficult to find. Not impossible if you are working with the right people...Long term cash flowing rentals as of late are exactly as they state. I live in Doylestown PA, in the heart of Central Bucks. Like anywhere else, I see a lot of opportunity here but you have to find it. Let me know if you need any help lookin in New Jersey. There's a bunch of great pockets there.... especially in the Lambertville Stockton area!
