Data is there, available to use, and often free. Where are people heading? Where is it growing? CoStar offers a lot of content for this. TX, GA, FL - a lot of options and proven concepts with low barrier to entry due to market conditions should get you in easily and I can help with that.

"Texas is experiencing a surge in hotel construction, with more than 16,000 hotel rooms expected to be completed within three years. The Dallas-Fort Worth and Austin metropolitan areas are among the largest U.S. cities with the highest number of hotels being built. Both areas rank among the top 10 metropolitans across the U.S. in terms of rooms under construction.

The Dallas-Fort Worth metroplex is the second highest, with more than 6,600 rooms to be completed in the next 36 months, following New York City. Austin ranks seventh, behind Atlanta, with 3,900 rooms expected. Houston comes in at 16th, with 1,800 rooms; and San Antonio ranks 50th, with 600 rooms.

Approximately 12,000 of the 16,000 hotel rooms under construction across the state are expected to be completed in 2024, across 123 properties."
