Is Warren worth it?

Hi all.

I was looking at Warren, Michigan, specifically area neighboring Buena Vista Estates. The area looks peaceful (sleepy almost, lol) - drove through it few times, with well maintained homes. I might be looking at the purchase of a rental in the vicinity of De La Salle Collegiate.

Any insight into feasibility? Prices seem to be going up, but I'm concerned with rising unemployment and crime in Warren itself (data from interwebs).

Any info would be appreciated.

@Damian Pokoj Warren is the 3rd largest city in Michigan, after Detroit and Grand Rapids.

North of I-696 Freeway is mostly Class A and B.

South of I-696 is mostly Class B and C.

Overall, it's actually a fairly safe city and residents have a lot of job opportunities in other nearby cities.
