✅ Total Actives - 11,344, UP 51% year over year
✅ New Listings - 6,748, UP 17% year over year
✅ Pendings - 4,211, UP 4% year over year
✅ Median Days on Market - 12, UP 50% year over year
✅ Median Home Price - $600,000, FLAT year over year
Actives still leads the way with the biggest stat change this past month and year. 📈
Pendings are essentially flat, which with the substantially increased inventory YOY, and if pendings stay on pace with what they are, inventory will continue to rise quickly. 🚨
Median days on market is starting to creep up YOY, which tells me buyers have more options and are taking their time - not feeling rushed. #️⃣
Median Home Price is still flat YOY for the second straight month. 🏷️
If all stats remain constant over the coming months, we are slowly heading into more of a balanced market instead of a seller's market giving buyers more and more opportunity, and putting more pressure on sellers to price homes appropriately given the market climate. 😮
