Been watching SFR rentals across the Triad and it feels like the gap is widening between "rent-ready" homes and anything that needs work.

Clean 3/2s in decent areas are leasing quickly, even when priced a bit higher than comps. Meanwhile, properties that need light cosmetic updates are sitting longer than I expected.

Curious if others are seeing tenants prioritize condition over price right now.
