I’m wonder how I can tell if my town is dying or going through a incline.

One of the easiest ways to tell is by looking at whether people and businesses are coming into the area or slowly leaving it. Usually when a town is growing, you’ll see jobs, population, and investment all moving in the same direction.

Some things I’d keep an eye on:

- Are more people moving there each year?- Are new companies or employers opening nearby?- Do you see new construction, redevelopment, or infrastructure improvements happening?- Are commercial spaces sitting vacant or are new businesses opening up?- What are rents and home prices doing over time?- Are schools improving and is the town investing back into the community?- On the flip side, if major employers are leaving, that can sometimes be a red flag

Rent control can limit your ability to keep rents aligned with inflation and may create additional operational challenges for landlords. I avoid investing in markets with rent control.

A city that scores well across all five categories is more likely to support the rent growth and appreciation needed to create a 20- to 40-year retirement paycheck. If a city falls short in one or more areas, I would spend extra time understanding the risks before committing capital.
