NEPA Homes Are Still Moving Faster Than the Headlines Suggest

National real estate headlines make it sound like most of the housing market is slowing down.

More inventory, higher rates, and some buyers getting more room to breathe. In many places, that may be true.

But here in Northeastern Pennsylvania, especially around Greater Scranton and the Poconos, the good homes are still moving quickly! Recent local MLS snapshots show the median single-family home in some zips here spending about 14 days on the market!* That is not a slow market—it’s a market where buyers still need to be prepared and sellers still need to be smart.

This is happening for a few reasons: The $200,000 to $400,000 range is still very active. That price point attracts local buyers, first-time buyers, and buyers coming from higher-priced markets who still see NEPA as relatively affordable.

Also, inventory is still tight. Yes, there may be more listings but there is a big difference between “more inventory” and “enough good inventory.” That means clean, well-priced homes are still getting attention fast.

For sellers, this can be a good window, but it is not a blank check. Pricing and condition still matter. Fast markets still punish bad pricing--it just happens quicker.

And for buyers, it means you can’t casually watch from the sidelines and expect the best homes to wait for you. Get pre-approved, know your payment range, establish your must-haves, and understand your walk-away points.  Be ready when the right property shows up.

The bigger point is simple: Real estate is local. The national market may be slowing in some places. But that does not mean your town, price range, or your part of NEPA is slowing the same way.

Look at the local data. Then make your move.

* Public market (Redfin, etc) snapshots are showing some NEPA pockets moving very quickly — South Side Scranton and Scranton’s 18505 ZIP around 14 days on market recently, and Lackawanna County around 15 days. That does not mean every NEPA town or every price range is moving that fast, but it does show why local buyers and sellers shouldn't rely only on national headlines.
