Rental Rules for NY rental property

Good evening,

My husband and I currently house hacking a three family house. We have a unit that we are looking to rent out but we don't know what we can and cannot do. Do we have to accept programs? Can we specify a credit score? Background check? 

Any assistance with this is appreciated.
