Obstacle strategies - Shared Bathroom

Steven Medina
Posted

My son is house hacking a new build 4 Bedroom, 2.5 bath home.  He only wants two roommates to help him cover the monthly pmt, so 4th bdrm is office, so he has one roommate, but seems like there is interest from people until the "shared bathroom".  Seems like all want there own bathroom or not interested.  Seems like there are one of two ways to go.  What are some of your experiences on how to over come?  It is a new home in a great development with lots of amenities (water park, golf, farm to table, etc.).

It seems like there might be a solution in improving the situation (having a house cleaner in twice a month, or other ) and house rules help keep renters doing there share and/or making the price more reasonable.  Wanted to see what others have done to overcome this.  Thanks for your advice/experience!

We are rent by room house hacking similar to your son. We don't have any issues renting the 2 rooms that share a bathroom, but there are some things we do to help with this.

1. The rent for the rooms with shared bathrooms is lower than the rooms with the private baths. So anyone who is looking to save more, obviously will consider opting for a shared bathroom.
2. Like you mentioned, we do pay for a house cleaner to clean all shared areas once per month (this includes the shared bathroom).
3. We provide all shared supplies for the house (trash bags, dish washing soap, etc). This includes toilet paper, hand soap, etc for the shared bathroom. This helps reduce some friction because tenants who share that bathroom don't fight about whose turn it is to buy the TP. Just don't buy single ply 😂
