Where to advertise

Question

Where does everyone post for house hacks? I have my listing on Facebook in local groups and on Craigslist but haven’t gotten any good leads.

Try hiring an agent, that may be the quickest and most effective as agents can handle the showings and screenings. If you don't want to do that for whatever reason, you might want to consider adjusting your pricing.

If you're finding applicants but not quality tenants, then you might also want to ask yourself whether the area you're in is appropriate for the tenants you *are* attracting.

@Mohammed Rahman I currently house hack. As I am looking for another tenant (I have tenant turnover for one room) I have not had any luck finding a quality tenant.

Hey @Nicholas D'Andrea - can you clarify? Do you mean post a rental unit in your househack, or that you're actively looking to househack?

If it's the former, you can use your local MLS via an agent or post on FB marketplace.

If it's the latter, then you can also use the MLS via an investor-friendly agent, or simply keep looking at other online sources such as facebook marketplace and craigslist.

Most people don't have a W2. I have 2 rooms rented which is paying mortgage/insurance/taxes but I have a third room I'm trying to capitalize on.

I guess I don't want to sounds like a pretentious prick but I'm getting only ghetto people who sells shoes, day trade, etc. Room is below market rent but was more looking for a larger sample size compared to just Facebook, craigslist. Apartments.com doesn't allow by the room anymore..

@Nicholas D'Andrea Facebook, craigslist, apartments.com. If you aren't getting any hits you may need to check the listing or the asking price.

Listing - use great photos and have a clear description of who lives there and what you are looking for.

Price - If you have a great listing and its in multiple places, but you still aren't getting hits. You may need to lower the price until you get some hits.

Facebook Marketplace is usually the only place I need to advertise.  I've found it to be way more effective than Craigslist, MLS, Realtor.com, or whatever.

Are you sure your pricing is in line with the market?  Maybe Philly has less demand but in my market, house-hacks at the right price get scooped up really quick.

I have my most success with roomies.com, and the second most success with Craigslist shockingly. I always post on FB marketplace, but have never gotten anyone through there. We've brought in a total of 9 roommates over the past 2.5 years (we have a large house) and one of the comments I get most often is that our posting stood out because of the pictures and description. I would suggest looking at that and making sure it stands out from other postings to have a higher success rate.
