Build to House Hack

Originally, I was going to build a duplex to rent, but I keep hearing about the house hacking community and realized the duplex I have under construction would work great, close to employment centers, quick commute to shopping.  So my question is do I upgrade one side a little nicer finishes?  Rent out the one side so the end buyer has day one cash flow?  Need thoughts from the community.

@Thurman Schweitzer what do your comps say?  If you do any upgrades, do your comps give you any added value for it?  If not, then that's your answer.  Can't over-improve a property....well, I mean, you can do what you want...but usually we follow the advice of the comps so that we don't over-improve.  If you are selling this property they buyer will need comps to justify the price.  Follow those comps!
