What is the first step in living for cheap/free using the tool of house hacking??

The first step is deciding where you want to live :)
Then, doing your research on single family and small multifamily properties (1-4 units).
This allows you to use residential financing, and get into the property w/ more favorable lending terms (generally).
You can decide to rent by the room and live in the home, have a property w/ an ADU, or house hack a small multifamily property and live in one unit and rent out the others.
There are many options. I've house hacked 2 properties in Reno, NV by renting by the room. Happy to answer any questions I can.
