DFW Duplex Recommendations for First House Hack

Henok Micael
Posted

Hi everyone,

I'm a new investor based in the Dallas-Fort Worth (DFW) area, and I’m currently on the hunt for my first house hack. I'm specifically looking for a duplex within a 35-40 minute drive from Coppell, since that's where I work and commute time is an important factor for me.

My plan is to live in one unit and rent out the other to offset my mortgage. I’ve been actively searching but haven’t found the right opportunity yet. I'm open to any neighborhoods or areas you’d recommend that are investor-friendly, safe, and have strong rental demand.

I’m planning to put down around $100K, so any suggestions within that budget range would be super helpful.

Would love to hear from others who’ve done something similar in the area or know of good pockets for this kind of strategy. Any insights, suggestions, or red flags to look out for would be greatly appreciated!

Thanks in advance!

Henok!

Hi everyone,

What is your budget?

For the longest time I just didn't see many duplexes for sale that made any bit of sense.  Now I'm starting to see a lot in Arlington and Ft. Worth.  Prices are great, but getting better it seems.  Rent numbers still probably not great on those.  I think the biggest trick is for the most part we don't have a lot of duplexes, 2nd is what we have doesn't seem to turn over that much.  Third is to say within about 30 minutes of Coppell.  Could be some in Irving, maybe Lewisville....Rarely do I see any in Carrollton, FB, Coppell, Grapevine, Southlake, Colleyville, etc.  Maybe Euless, Maybe Bedford occasionally.  Most I've seen lately are in Arlington and Ft. Worth and not the nicest of places or in decent neighborhoods.
The best house hack right now is probably 5-6 bedroom house and rent bedrooms.  There probably aren't alot of those either that make sense, but I've seen two this last week I thought would work.
