Ready to Pull the Trigger
Hey BP Fam - My Father and I are buying our first investment property and were set on getting a Duplex.
Market: Atlanta Metro (open to Marietta/Smyrna/Decatur + nearby areas)
Budget: Around 400k max
Goal: live in one unit, rent out the other, build a cash flowing portfolio
would love advice on 3 things:
1. Areas to prioritize/Avoid for a first duplex in Atlanta (Tenant quality + Rent Demand)
2. Recommendations for an investor- Friendly agent who understands House Hacking +rental numbers
3. Any duplex underwriting tips you wish you knew early (rent comps, expenses, red flags, etc.)
