Ready to Pull the Trigger
Hey BP Fam - my father and I are buying our first investment property, and we decided were going for a duplex.
Market: Atlanta Metro (open to Marietta/Smyrna/Decatur + nearby areas)
Budget: Around 400K max
Goal: Live in one unit, rent out the other, and build a cash flowing portfolio
Would love advice on 3 things:
1. Areas to prioritize / avoid for a first duplex in Atlanta (Tenant quality + Rent demand)
2. Recommendations for an investor- friendly agent who understands house hacking + rental numbers
3. Any duplex underwriting tips you wish you knew early (rent comp, expenses, red flags, etc.)
