Single Family to Duplex Conversion

Parker Davis
Posted

Hello. Does anybody know the process for converting a single family into a duplex? Specifically for west valley is even better. Basement is already a functioning MIL apartment with separate entrance. Asking for licensing advice if anyone has experience with this.

@Parker Davis

If you do this correct there are a number of rules to follow.  As @Janice Carter stated you need to check zoning to make sure it’s allowed.  Below is a list of things to consider.

1. Requires a building permit.

2. Requires a one hour rated wall between units.  This wall must extend from the basement floor to the bottom of the roof deck or a horizontal separation.

3. Are you separating utilities?

4. Is the water service large enough to handle the additional plumbing fixtures?

5. Is there ample parking.  Typically it is two spaces for each unit, but varies by jurisdiction.

This list is not all inclusive, but handles the large items.
