Does This Brooklyn House-Hack Work?

Hello everyone,

I’m exploring whether a house hack is realistically doable in NYC, since that’s where I live. I came across a small building that has me curious, and I’m hoping someone here can help clarify the rules.

Would it be possible to use an FHA loan on this property if I rent out the 1st and 2nd floors and live in the basement “room” for the required one year before moving on?

I’m trying to understand what’s allowed under FHA’s primary‑residence rules and NYC’s occupancy regulations.

Any insight would be appreciated.
