First timer trying to get in house hacking.

I am having difficulty getting in contact with mortgage lenders for whatever reason. Only have gotten one company to give me a pre approval but I am not sure if this a good deal or if I should wait to have a larger down payment. I am truly confused and looking for help. Thank you.

Purchase price:$300,000

Down payment:$9000

6.375% interest rate

Total estimated closing cost $12708.15
