Preparing forFirst FHA House Hack: What should I be doing before talking to lLenders

Hello All,

I’m a beginning real estate investor and I’m taking a “learn first, buy second” approach.

My goal is to purchase an owner-occupied duplex, triplex, or fourplex using an FHA loan and build a long-term real estate portfolio through house hacking.

Right now I’m studying debt-to-income ratios, underwriting, cash flow, and deal analysis before I start seriously looking at properties.

If you could go back to before you bought your first house hack, what would you spend the next 6–12 months learning or doing?

What mistakes should I avoid, and what do you wish someone had told you before you got started?
