Baltimore area for MTR

Considering Baltimore for MTR'S. As I understand it, the city has regulations against leases under 90 days unless you have a STR license.

I'm a out of state investor. I've been looking at the area north of Caton and east of Johns Hopkins hospital. Is this a safe area tenents such as travel nurses would be comfortable at?

Any other areas that might be worth looking at?

Thank you both. It seems there is a fair number of nicely rehabbed/updated properties there. I was wondering if the neighborhood was maybe improving.

Since I posted this, I found the Baltimore crime map.....oh wow!
