Rental arbitrage in Baltimore MD

I have a property that I'm considering going the MTR route. But I'm also interested in renting it out as an STR or MTR arbitrage. I'm curious, how do I know how much to charge for rent if someone else is arbitraging the place? Also, if anyone is interested in doing an arbitrage in Baltimore MD shoot me a DM.
