Raleigh MTR Investors?

Question

Hello all, Im Tahj.  Are there any Investors that are operating MTR in the Raleigh-Durham Area? Whether that be Travel Nurses, Insurance Claims, etc. Im an NC Native looking to invest in that area. If so, Let's connect!

I'm currently reconsidering and setting my focus on the Charlotte market, as I have a competitive advantage (Family in the area who are willing to help and are natives to Charlotte) that could allow me to have a smooth transition and peace of mind, that im not totally in it on my own.

@Tahj Johnson - Year over year the income from short term rentals and mid term rentals in the triangle is declining. If you find a deal in a good location for a MTR that will at least break even as a LTR, then it may be worth considering. Most of the STR investors I know in the triangle are not adding new locations at this time. I was at an event discussing this areas STR market last week and one lady did STR arbitrage and she had closed three location in Durham this year. For her the revenues were falling and the rents were increasing which pinched the margins.

All that to say, MTR and STR are absolutely amazing strategies and if you are self managing then you may be able to find some deals that work. I would just be sure that whatever you are buying is a good deal and has at least one other potential exit strategy in case it is needed.

I'm a Realtor, midterm rental investor and midterm rental property manager in the Charlotte market. We'd looked at Raleigh for ourselves and our clients but the market there is so congested in comparison to Charlotte. I might entertain it with a BRRRR deal but I don't see any turn keys cash flowing.
