Does anyone have experience with medium-term rentals in Austin?

I have a fully furnished 3b/2b in South Austin that we aren't permitted to do short-term rental (zoning requirements). Does anyone have experience on how to promote a fully furnished medium-term rental in Austin? I've listed it on Furnished Finder and other rental platforms. Are there other avenues I should consider pursuing to attract quality mid-term renters?

Find out who the recruiting companies are for the travel nurse segment in your area and contact them.  Also, you could speak to local insurance agencies who need to provide temporary housing for families displaced by fire, flood, etc.  Another option is submitting your property through Temporary Housing Directory who work directly with insurance agencies and businesses to help find their clients housing for various reasons. I would recommend posting on local Facebook groups as well if you haven't yet. Even posting on general groups for traveling nurses could be helpful too

If your property is not in an oversaturated location with demand that’s proven to be prevalent year-round, your property is going to do well. Otherwise, revenge traveling, and short term to midterm stays are declining.

@Stacie Hime you can also use AirBnB too as long as you play by their rules. Mid-term rentals have become highly popular with investors the past 3-; years with the restrictions around short-term rentals. I would recommend being patient as there is a lot of inventory in this space and lower demand in the winter months. Keep us posted when you get it leased out!
