Can Medium Term Rentals Work With 90 Day Minimum Stays?

Hi,

I have nice 3/2 house just outside of Birmingham in a great neighborhood. The ordinance requires 90 days or more to not fall within their short term rental ban. I have other medium term rentals in TX that tend to rent out for 90 days but I only require 30 days. My question is there typically enough demand for a 90 day minimum furnished rental to make it work?

It's likely to limit your guest pool but that doesn't mean it won't work. My travel nurse contracts are always 13 weeks at a time and that is typical for the industry. I get a lot of inquiries for 30-day stays, though, from other types of travelers. After talking to some, I find that they often don't want to commit to longer stays until they've been there and decided if they like it so having the ability to rent month to month gives them the security to try it out. This is why I say it may be limiting for you because you won't have that option.

The properties that I’ve managed that have had 90 day restrictions took awhile to rent. The longer the restriction, the higher the amount of vacancy I would expect. Some tenants who need 90 day stays prefer to book for 1 month and then extend, depending on the market.

MOST midterm tenants are looking for 90+ day stays, so especially if that's true in your area, i wouldn't worry about this!

Absolutely you can.

All midterm rentals we've ever had in Denver and Colorado Springs have been 90-day minimum. We've maintained 95% occupancy for years.

Most of my bookings are more than 90 days. BUT I wouldn't want to be limited to that restriction for an investment property personally.

If you like what you see, find a manager that rents corporate housing. That's likely your only way to receive consistent occupancy.

I'm not sure the specifics of that market but my initial gut reaction would be that 90+ day stays may be a bit too limiting to make an MTR worth it. 90 days could work well with the average 13 weeks for travel nurse contracts but may limit your digital nomads, business traveler, etc bookings.
