Calendar Availability - MTR

How far out do you keep your calendar open for a Medium Term Rental? 

I am thinking 5 weeks (1 week to make the decision to book and book for the next month or longer). This is to avoid large gaps in my calendar. However, my fear is this will limit my property from showing up on search results if guests need to book a date further out. 

Thoughts on this subject?

I keep it open for the next year out on furnished finder. Availability to rent starts 1 week after my existing guest checks out, that way I have enough time for cleaning/maintenance. Guests can't instantly book your unit on furnished finder, so you can plot out your guests however you like. Great way to avoid vacancy periods!
