2 year MTR lease?

Hi all,

Traveling medical professional with a 2-year contract, wanting to lease my MTR for the whole 2 years.  Assuming her background check / application / contract all check out - any advice, caution you'd offer?  Anything I should have in the lease that's different than my standard lease? She won't have a pet, and I don't normally do mid-stay cleanings/checks.  (I have a couple small multi's, rented as a mix of LTR and MTR.)

Just some minor things to consider especially with a longer term lease.  1.  Utilities - my last traveling nurse had a stay at home spouse in tow that blasted the AC all day/night.  Utility bill was sky high.   Might want to put some limits on utilities.  This might be overkill, you may want to add verbiage for  2.  No assignment or subletting.  3  Occupancy limits.  4.  Parking.
