New Medium Term Rental

Hello BP community, I recently completed construction on a fully furnished 1 bed/1 bath apartment attached to my garage that was intended for a family member to live but due to their situation changing they are no longer going to move in.  I listed the apartment on Furnished Finder and have someone moving in before the end of 2025.  

As renting this apartment out wasn't part of my original plan, I'm not sure where else to market it or what kind is other strategies I should explore.  Also I'm not sure if there are any moves I should make before the end of the year for tax purposes. 

Where do you list/market something like this? Is there any ideas or suggestions that you wish you knew when you started your first rental? Thank you in advance!

You could cross-list on Airbnb (for mid-term stays), Zillow, Facebook Marketplace housing groups, and local hospital or university housing boards if you're near medical or academic centers.

Before year-end, make sure you’ve documented all startup expenses, furnishings, and improvements—you may be able to deduct or depreciate them once the unit is placed in service. A quick chat with a tax pro is worth it, since ADUs can have unique rules.
