MTRs in NYC?

I'm interested in converting my duplex into to MTRs in NYC. Anything special to NYC I need to know? My plan is to essentially treat it like a LTR (since NYC will presumably do that too, in terms of compliance regulations and tenant rights). Is there a better way?
