Transfer into a LLC

Right now I owe 75k on a property. I was going to use it to get a HELOC but I kind of want to put it into an LLC. First problem is I'm concerned it'll be due on sale. Second problem is I read I couldn't get a HELOC in an LLC. At this point. I just don't know what to do but I want to put it in the LLC. I already have one opened. I'm still working on opening a business account for the checking for right now. I haven't transferred the deed because I don't quite know what to do. I've never put a property into an LLC. I am really curious on how it all works.
