How can I provide security when using OPM in acquisition strategies?

I’m looking for guidance on how to safely structure partnerships when using other people’s money (OPM) to acquire real estate. My goal is to bring on capital partners who feel protected, clearly understand the risks, and have confidence in how their funds are being used.

I’ve seen discussions about using a Capital Debt LLC versus a Capital Equity LLC, but the differences and implications still feel confusing. As a newer investor, I want to make sure I’m choosing a structure that is both secure for partners and realistic for me to manage.

Specifically, I’m hoping to understand:

  • How do I give capital partners real security when investing with me?
  • What legal or financial structures are commonly used to protect investor funds?
  • What are the pros and cons of debt vs. equity partnerships?
  • What structures tend to work best for newer investors who are just starting to raise capital?
