Hello!! 

What is the best way to find buyers/investors. I have read to attend local real estate events, classes and the blog post here on Bigger Pockets. Am I on the right track? Any other recommendations?

Actually that is incorrect. Title is transferred when consideration is received and a warranty deed executed and handed over to buyer. Recording of title is notice that a transfer has occurred, but in and of itself it is not necessary to effectuate a sale.
