How to start wholesaling

Hey Zach, make sure you do your research and understanding the contract is really important. Connect with other wholesalers in the market you plan to work in. I am also looking to do a bit of wholesaling as well. What I have learned so far is everyone will tell you a slightly different path on how to start. What makes the most sense to me is to start building a cash buyers list. When building it out find out what people want and then that will allow you to target certain types of properties.

Definitely a good idea to read a book on it just to get the basics down, I still have not wholesaled but I do get it now and the next deal that it would benefit the seller to wholesale the property I will absolutely wholesale it. You need to find sellers who have a problem and then solve it. Pre-Foreclosure, Vacant properties, financial distress, out of state owners, etc are good options but a lot of the competition has already contacted them and by the time you get to them they are annoyed, however you never know so start with those lists. Then come up with creative ways to find sellers, you can create a website and make cash offers.
