Where can I find serious end buyers?

I’m still pretty new to wholesaling, and I am having quite some difficulty finding an end buyer for my deal I have under contract. I know Facebook is a good way but I keep getting spam replies about skip tracing. How do I find serious end buyers?

Free Method

Go to zillow in your market

Look for recent sold properties.

Check to see if the are fix and flips by the pictures.

Go to public records in your market and look up the seller of the flipped property.

use open corporates to look up LLC info

Check for member name and mailing address (Smart investors like myself hide LLC ownership many don't)

Use a skip trace service to look up Owner of LLC

Call them build rapport (talk about the flip they just did)

Using this method you will find cash buyers in your market and you will know what areas, type of houses, and what they pay.

@Mya Rankin Propstream has a cash buyers list for each city  (well, I'm assuming they do for your's).  You still have to do some data clean up and look up the managin members of any LLCs/LPs/Inc, etc, and then skip trace them, but we've founds lots of buyers that way.  Or, like teh guy above said, if you are willing to give up half the assignment fee, call local agents and ask if they have investor buyers.

Finding buyers in not a big deal. The way you find buyers is by getting homerun deals under contract. You will need to buy a baseball bat to beat them off of you when you wave that contract around. Again, don't worry about finding buyers. Only bad wholesalers have trouble finding buyers. If you have issues finding buyers you need to become a better wholesaler.

I got this house for 10 dollars.

As long as you only sign contracts for homerun deals, you will NEVER have an issue finding buyers.
