Wholesaling out of state Do's Dont's

I'm in Minnesota and have done deals here that randomly fell in my lap from past clients (I'm also a realtor) Now my ISA is exploring deals outside of Minnesota & am just wanting to cross my t's & dot my i's before going under contract. What do I need to know that I may not be thinking of? Have a land deal in Houston that I'm planning to go under contract with, but someone throw tips out there. Giving myself enough due diligence, finding title company (who do you know?) did research on comps. Help a gal out with whatever (be nice) haha
