Question

Is It really hard to find cash buyers I'm new and I got someone that's willing to work with me in Rex, Georgia and I'm doing this virtually what's the first thing I should do

@Carla Jones if you already have the deal under contract, then pull a list on Zillow or Redfin of nearby comps that sold for all cash. Contact the buyer's agent who sold the comparable property and let them know you have a deal under contract that you're looking to assign. The buyer's agent can then present the deal to their client and it'll be up to the end buyer as to whether or not they want to pursue it. If the buyer is interested, you can either pay the buying brokerage their standard 2.5%-3% commission or it can be negotiated for the buyer to pay their fee. Make sense? Otherwise, you simply have to put in the work to network with investors and build your buyers list organically. Wholesaling is a full-time sales business.

Hey @Carla Jones - finding cash buyers won't be difficult once you've found the deal.

Usually after going to 2-3 networking events and meetups, you'll already have brushed shoulders with private investors/lenders that are on the hunt for a deal. IF you can bring them a good deal, they'll happily buy it from you.

Find a local RE group on facebook and search for cash buyers. Make a post on craigslist or FB marketplace

Keep posting here on BP, look up local real estate investment groups, pull a cash transactions list in the area your working, skip trace, and call the buyers are a few ways that works.
