You need  motivated sellers to make a deal.

So how do you find motivated sellers?

You can't. They have to find you! COld calling, door knocking DMM, etc. etc.  THAT is what all the gurus tell you right? They are full of crap. You have seen yourself that doesn't work!

If you want a reliable deal before Xmas, this is what you do. Get a website going. Make it credible, and run Facebook ads, PPC, or youtube ads driving traffic to your site.

That is the BEST way to reliably get a deal.

This is stone-cold fact... not opinion!


@Jerryll NoordenYour Comment: "Make it credible" That's an interesting word, how are you supposed to do that? Sounds pretty vague. ;-) 


 Consider this.

TO most:

Credibility= Put a picture of you on your site.

Credibility = Put a picture of your local zoo or another landmark on your site.

To me:

Credibility =

What can you show on your site that could leave anyone without a SHRED of a doubt, that not only are you a real person, but you actually buy houses?

You have to put yourself into the shoes of a motivated seller. They don't want to see that you have 300 and 7 years of combined experience. (that's just words).

They don't want to see a before and after picture of a flip you did (anyone can download one from internet).

They don't care to read 5 pages of text where you explain to them why you are awesome or why the motivated seller should believe you are credible.

Credibility is not "the completion of a certain set of tasks", like putting a picture up of yourself "flipping a house" on your website.

Credibility is the desired EFFECT, completing a certain set of tasks has on someone.

Credibility is the temporary substitution of thrust (that you didn't earn) someone will have in you.

In other words, you and I could do the exact same task, but for me, it may still work while for you it absolutely doesn't.

That said, there are no rules for credibility. You need to use insight, and common sense.

See the world through the eyes of a motivated seller. See what their pain point is, and then handle that pain point. 

NO, you do not need a fleet of fancy pickups with your logo wrapped on it. You do not need a SINGLE picture even of yourself... or anyone for that matter.

There is something called "perceived Credibility".

Look at all the iBuyer's websites. All pics are stock photos, BUT their websites look professional, corporate, custom, clean, and solid. THAT alone can act as credible.

But if you put a picture of yourself up with your dog, your newborn, or your favorite house plant, how on earth is that going to convince me you are a serious business person capable, and competent to deal with my house selling issues?

Am I saying you can't post such pictures on the site?  You absolutely can.. ONCE you have established beyond a shred of a doubt you say who you say you are and do what you say you can do.

Credibility simply is that substitute for trust, as trust is earned. Credibility is what you can exchange for trust when you have not earned their trust yet.

Notice that I on purpose am not giving anyone a set of instructions on how to be credible? This is because if I gave you a set of instructions by definition you are faking credibility. By giving you a set of instructions and things to do, how to pose for a picture, you by default will look unnatural, and fake doing these tasks. That is why I say.. see the world through the eyes of a motivated seller!
