Wholesaling v "Finders Fee"

Hello BP Community!

Mike 28, I'm a GC, flipper and own a college rental in the state of NY. Looking to get into some transactions deals in this new year. I am looking to start a lead generation type advertising campaign for distressed property and land. My question does anyone have experience with finding deals and handing them off for a fee v the traditional wholesale process. Is that even legal? 

Would love to hear how people structure deals and or partnerships in this type of situation. Thank you!
