Question

how to do virtual wholesaling in the US from abroad? Im planning to become a bird dog.

not sure how to land it after having a Prop under contract. O what to do with the title company after i got a cashbuyer interested.

Much appreciated, i know how to pull the list, i know cold calling and how to run comps and plan offers. Is just afterwards when i get the purcjase agreement i am stuck in that part and dont know whats best or how to assign the contract to a cashbuyer. Also; do i need to pay for anything to the tile company or that can be taken care off by the final buyer? I basically wanna make a quick buck finding deals.....

I highly encourage you find a mentor that wholesaled or is wholesaling at a high level. There's a lot of risk and liability if you don't know what you're doing and what your state laws are.

My first wholesale I brought on a partner and it saved my bacon big time. You don't know the risk until you walk with someone who knows what they are doing. Even down to the contract. If you have them under contract and the contract doesn't allow you to exercise the ability to assume the mortgage to another buyer, you legally cannot wholesale it in Oregon.

I'd find some buyers! Maybe just treat it as a finders fee instead of an actual wholesale. Or close on it and then find a buyer to sell to. You don't need a license to sell a property you hold title to in Oregon. Hope that helps. Good job getting after it and finding some deals!

I think it is important to find a mentor in doing this. Find someone who is doing what you want to do and learn from them. Our brokerage does a ton of cold calling, I would call around different brokerages. Maybe in your area so when you come home you can meet with them. You can definitely do it anywhere you just want to make sure you are doing it well and that is where a mentor can help guide you.

I like to try to set up every month a meeting with someone I think I can learn from or who could be a potential mentor. I always come full of questions and ready to learn. Many are specific to the individual that I am meeting with but there are some questions that I have taken from John Maxwells book "Good Leaders Ask Great Questions."

"You may want to use them too:

• What is the greatest lesson you have learned? By asking this question I seek their wisdom.
• What are you learning now? This question allows me to benefit from their passion.
• How has failure shaped your life? This question gives insight into their attitude.
• Who do you know whom I should know? This allows me to engage with their network.
• What have you read that I should read? This question directs my personal growth.
• What have you done that I should do? This helps me seek new experiences.
• How can I add value to you? This shows my gratitude and desire to add value to them."

It's virtual, so you can do it from anywhere. Easier if the time zone is similar.

sounds like you do not know how to do it yet. What is your plan for getting educated and knowing what to do? Asking questions on here will only get you so far, there is a lot to learn and you need a plan.
