Questions on Working with Realtors

Hi everybody! I’m working on my first wholesale deal and I’ve run into a couple things the realtor requested that I’m not sure how to provide as a wholesaler. I’ve seen videos on how to get proof of funds letters, but I’m looking for some information on what to do when the realtor requires things like a closing attorney, seller paid closing costs, and providing earnest money. If you can give me any info on this, or any other tips I appreciate it!
