Well, there's no one-size-fits-all answer to this, but if you're making me choose, I'd go with a tired landlord property. These landlords are often more detached from their properties, so they might be more willing to let go of it quickly. With a pre-foreclosure, the seller might be in a tough spot and holding out for a higher price, which could slow things down. But hey, every situation is unique!
