I am new and I would like some guidance on how I can get my first wholesale deal. How do I find leads for both buyers and sellers? And how do I convince them to work with me even though I'm new?

The easiest way is probably driving for dollars. you have to provide value that no one else can.

First, you are not convincing anyody to do a deal; that's how you lose it. I come into it like a conversation if the seller wants to sell; cool if they don't, then cool. They must be motivated, the most critical pillar when qualifying for a lead. Your question is way too broad to be answered here, but here is a free course by one of the best in the industry. Find a credible mentor, attend and network at a lot of open houses. Surrounding yourself with respected realtors even by just being the guy that always says hi. Research who are the ones currently crushing it... rather it be on their social media post or blogs. Follow them on it.

get on Facebook groups, there is a bunch in the Orlando area. if you are just getting started I would recommend you help a whole seller in your area who is already successful and learn from them.

Hi @Josh Akins I'm in Orlando too, feel free to reach out. I can connect you to a few wholesalers and there are two REIAs here you should join. There is a wholesale class this weekend with a larger company here in Orlando at their office.

Connect with your local REIA. That will be your first group of potential buyers. As you are more active and bring more opportunities these buyers will refer you to other buyers. It snowballs from there. Key is to connect in your market and establish your wholesaling business. Know what your resources are then work to find the marketing strategy that fits best. If you have the funds to market for months start with postcards/letters. If you don't have a large marketing budget door knock, drive 4 dollars, and/or hand write letters. Hustle.
