Wholesale Question for iowa

My husband signed  a PA to a wholesaler. Do all sellers have to sign? My name is on the deed to this house as well. Does this void the contract? I'm in Iowa.

Yes, everyone that is on the deed should give written permission.

My question is though...

the biggest challenge when it comes to wholesaling is getting a house under contract at good numbers.

As you own the house it is as if YOU are the wholesaler already having the house under contract.

Finding a buyer is nothing. I repeat NOTHING.

You could "wholesale your own house, and pay yourself the wholesaling fee.

Agian, there is NOTHING to wholesaling. NOTHING nothing nothing nothing nothing.

The only challenge is getting a house below market value, or with enough equity in it to make a profit.

You are simply handing over a wholesale fee, for free.

My honest opinion.

If the wholesaler that is doing this is reading the... sorry mate. I just had to be honest.

and 2). Kudos to you wholesaler. You let the seller know you are going to wholesale it. Not many like you out there. Good job!
