cold calling off market without pictures or much info?

Question

is it normal to be cold calling without much info, not even an accurate est value, if so how do i go about it? i use propstream but alot of times there is no pics  or much info and the same goes for if i try to look for it on zillow. how can you possibly comp somthing and make an offer without this info?

This is cold cold calling my friend. You need to drive for dollars in your area. Call the owner, send mail, carrier pigeons or whatever it takes. Since it looks like you are looking for properties around you in NY.

If they say that they are interested. Just tell them exactly what you said. "I'm having a hard time giving you a fair market offer without first seeing the condition of the house. Do you mind if we set up a time for me to come take a look?"

Once we speak to a homeowner and gather basic data over the phone, we usually attempt to send someone to take pictures and a video of the house so that we can make an offer based upon what we see in the pictures. We are based in CA but focus on TX, so in every city I work, I hire a local person for about $40 to do the job described above.  You probably really should be partnered with someone who is experienced. @Anthony Kono - what's the goal you're trying to do with the cold calling?

Are you going into the first cold call answer with the intention of making the offer? There are a couple of popular wholesalers on youtube you might want to check out since they have a process that works.

What do I recommend? I recommend for THEM to do the work to find you and chase you instead of you chasing them.

They are the only ones that know that they are motivated. When you need something, what do you do? Google right?

The question you need to ask is "Is cold calling "normal"". THAT  is the question.

Do you like being cold called? No? Hpow do you feel being cold called 5 tomes a day? FURIOUS?

Woudl you recommend people cold call your mom? Best friend?  No?

Then why are you doing it to others? Do you think that is a good idea to have people hate you, as a business owner?

OK  put all this aside for a sec. Let's leave emotions out of it.

Lets look at the effectiveness of cold calling.

How many calls you do need to make to get one contract signed?

1000? 3000? 10,000?

If the number is 10,000 that means your success rate is a whopping 0.01% success rate. This means 99.99% of the people you call will say no to you.

So let me answer your question with a question.

Do you think it is normal, to cold call people to become successful?

Bro... don't bother man. It is just so inefficient, I wouldn't bother honestly.
