Securing a contract and presenting it to a buyer

When you find a great deal and want to sign a contract with the seller do you sign it before you find a buyer or do talk to buyer, discuss the deals numbers such as and Max acceptable offer, what work needs to be done on the house ... etc. and then sign the contract with the seller once the criteria with the buyer has been met.

 Great question Aasin,

In order to not lose the deal to another buyer or wholesaler, most look to sign the contract with the seller THEN flip the contract to another buyer/investor.

In addition... For credibility purposes, you'll want to the have the contract already executed or partially executed. If you are shopping around a deal and it is not in contract, other investors, brokers, etc. may not take you serious.
