Due Dilligence Fee and Wholesaling
I am relatively new to wholesaling. I have a good knowledge of the craft but have recently found out about a non refundable due diligence fee on top of a refundable EMD. Typically 1k and up depending on property value and competition for taking it off market. Bc of this seems like a lot of risk is involved and no one seems to be talking about it. Is this state a good state to be wholesaling in? (North Carolina)
