What should a wholesale contract look like?

Hey BP folks!
I have a property which will be going under contract. I wish to market and wholesale the property (the seller is aware). What does a wholesale contract look like?

You need to sign a regular purchase and sale agreement with an assignability and marketing clause with you as the buyer. Then, when you find an end buyer, you would just sign an assignment agreement.
