Has one actually successfully wholesaled RE?

A few years ago there was this guy on youtube named Jerry Norton . He was Convincing people to wholesale RE , just wondering if its actually a profitable way to get into real estate. If so any advice ?

It can work but there is heavy competition. Many many people have seen a guru like this preach wholesaling which means owners are spammed with the same scripts. You need to make sure it's legal and what's allowed. You will also need contracts so you are compliant and protect yourself. The hard part is after that. You need to find good deals, off market. This takes time to learn the areas and reach out to many owners. It can also take $$. Ultimately it's a commitment but if you are committed and spend the time you will close deals.

@Jon Lewis wholesaling sounds like a great way to get started if you have no money and lots of time.

HOWEVER wholesaling is very hard to do legitimately, You are competing against people that spend $10,000 + on direct mail for example. Many if not most lie and deliberately mislead people to get deals done. Many if not most do it in a way that is illegal.

The rest of the world is catching on and legislators are working to tighten laws to limit wholesaling. It is not near as easy, simple or risk free s the gurus say.

Jerry Norton is still around, but I think he's selling leads and software now. Wholesaling is profitable, but it's a grind. Typically, this is one of the more common pathways to start when you have time but not a lot of capital.

@Ken M. Yeah, it's a full blown business. We’ve got about 20 people involved, and profit margins vary deal to deal. There’s a lot that goes into keeping it consistent and what it took to get us here. You can do a one-off here and there, but if you’re looking to do this full time, just know it’s not for the faint of heart..

your comment: "We are on track to gross 1MM this year!" Congratulations!That tells part of the story. What people need to know is how many people does that take and what does it cost you per month in office space, payroll, taxes, online services, marketing and other expenses and so on.

Hey Jon, fair question. I’ve been full-time in real estate for a while now, and yes, wholesaling can absolutely work if you treat it like a real business.I've been doing it for 5 years now and started by locking up small deals and assigning them for 5 to 10k spreads. Over time, I built out a team, added systems like Batchdialer, Launch Control, etc. and focused hard on consistent lead gen.That said, it’s not easy money. The marketing grind, seller conversations, and contract handling take some getting used to. But if you stay consistent, build relationships and keep learning, it’s definitely profitable.
