Looking for Insight on Finding the Right Contracts for Wholesaling Deals

I'm based in Miami-Dade, and I’ve been diving deep into the wholesaling side of real estate. One area I’m still trying to master is contracts — specifically, finding solid, compliant ones that protect all parties involved.

I recently spoke with a great title company that offered a wholesaler package, but the cost was around $500, which is a little steep for me starting out. So now I’m looking for other routes — whether that’s reputable sources for Florida wholesale contracts, templates other investors trust, or tips for building your own with an attorney.

I’d love to hear:

• - How did you find or create the contracts you use for assignments or double closings?
• - Do you work directly with your title company’s templates, or did you have a real estate attorney customize yours?
• - Any “watch out for this” clauses you learned the hard way?
